We keep the beams, plaster and floorboards. We replace the rest.

We renovate apartments in Toruń’s old tenement buildings and old houses around the city. You get new wiring, pipes, heating and a bathroom, while the ceilings, floors and doors stay: restored, not thrown out.

What we save and what we replace

After the site visit you get a list like this for your apartment. In turn-of-the-century tenements it usually looks much the same.

A stack of old, hewn reclaimed beams next to a vase of dry branches
We keep boards and beams from demolitions in our warehouse in Lubicz and use them to fill gaps in floors.

We save

  • Wooden ceilingsWe check for moisture and pests. Weak beams get reinforced with sister joists instead of being replaced.
  • Plank floors and parquetWe sand and oil them. Gaps get filled with reclaimed boards from the same period.
  • Paneled doorsWe strip old paint down to bare wood. New hardware is made to match the originals.
  • Lime plaster and plasterworkWe repair with lime, not gypsum, so the walls can keep releasing moisture.
  • Tiled stovesWe clean and reset the tiles. The stove stays as a centerpiece or gets an electric insert.

We always replace

  • The wiringAluminum wiring comes out completely, replaced with new circuits and a new panel.
  • Pipes and drainsSteel and cast iron make way for new pipes all the way to the riser in the stairwell.
  • HeatingNew radiators, or underfloor heating where the floor structure can carry it.
  • Waterproofing under the bathroomOn a wooden floor structure we lay a slab and waterproofing. We never cut this step short.

From site visit to handover

  1. Site visit

    One visit, about 2 hours

We measure, check the walls for moisture and the beams for damage, and take photos. Free in Toruń and within 30 km.

  2. Survey and design

    2 to 4 weeks

Drawings, the scope of work and a list of what stays. If the building is protected by the monument conservator, we also prepare the application and get the approvals.

  3. Quote

    Up to a week

One price for the whole scope, broken down by item. It only changes if you change the scope.

  4. Renovation

    Depends on the scope

One site manager from the first day to the last. Every Friday you get photos from the whole week and the plan for the next one.

  5. Handover

    One day

We check everything together, item by item. You get a 5-year warranty, and we come back for a check-up after the first heating season, because old wood moves.

Client reviews

A wooden bed with sage green bedding in a dark bedroom, with a lamp and a stack of books beside it

“Three companies wanted to strip the plaster down to the brick and put up drywall. Strop was the only one that suggested repairing it. The walls breathe, and the apartment no longer smells of damp.”

Agnieszka and Paweł apartment on Mickiewicza

“Every Friday I got photos and the plan for the next week. I live in Gdańsk, I came to Złotoria three times during the whole renovation, and nothing took me by surprise.”

Before you call

These are the questions we hear most often in the first conversation. If yours is not here, call: +48 56 000 00 00.

Clay vases with dried flowers on a windowsill by a smooth wall
Do you work in historic buildings?

Yes, that is most of our work. We prepare the documentation and the application to the municipal monument conservator in Toruń. Approval usually takes 4 to 8 weeks, and we put it in the schedule from the start.

Can I live there during the renovation?

Not during a full renovation, because there is no water or power for a few weeks. For a bathroom or a floor restoration, yes: we split the work into stages and close off one room at a time.

Who buys the materials?

We do, with an invoice and at the prices we get from wholesalers. You can pick tiles, fixtures and lamps yourself, and if you like, we will go to the showroom with you.

How much does a site visit cost?

Nothing in Toruń and within 30 km. Farther away it costs 300 zł, which we deduct from the renovation price if we sign a contract.

When can you start?

We run at most four renovations at a time. The next available start date is February 2027. Bathrooms and detail restoration can start sooner.
